Long before he became known for backing successful television shows and making smart property bets, Jeetendra made a real estate decision that would eventually turn into one of Bollywood's most remarkable investment stories. What began as the purchase of a struggling actor's bungalow for Rs 4.25 lakh has, over the decades, transformed into a property estimated to be worth more than Rs 500 crore. Ironically, the actor did not even stay in the house for long because he became convinced it was bringing him bad luck after a series of film failures. Yet, the same address would later lay the foundation for his success as a real estate developer. The story, shared by Jeetendra during a conversation with The Reality Drive, also sheds light on the tragic decline of legendary actor Bharat Bhushan, who was forced to part with one of Mumbai's most valuable properties during financial hardship.
How did Jeetendra end up buying Bharat Bhushan's bungalow?
Jeetendra recalled that Bharat Bhushan, the celebrated star of classics such as Baiju Bawra, personally approached him with an offer to buy his Pali Hill home. At the time, Jeetendra had only recently begun tasting success in films and the idea of owning a bungalow felt almost unreal.

Speaking to The Reality Drive, he remembered discussing the proposal with his father, who immediately encouraged the purchase. Coming from a humble background where eight family members shared a small room in a Girgaum chawl, owning a bungalow represented a life-changing milestone.
The actor eventually purchased the property for Rs 4.25 lakh. The deal also included a 3,450 square foot plot, something that seems unimaginable by today's Mumbai property standards.
Why did Jeetendra believe the house was unlucky?
Soon after moving into the bungalow, Jeetendra's career appeared to hit an unexpected rough patch. According to the actor, four of his films failed at the box office in quick succession, making him anxious about his future in the industry.
Fearing the house had brought him misfortune, he told his father that perhaps it was time to leave before his career suffered irreversible damage. His father agreed, and the family shifted elsewhere.
Around the same period, Jeetendra had also invested in another Mumbai property at Cuffe Castle, where he bought space for just Rs 55 per square foot, a price that appears extraordinary when viewed against present-day real estate values.
How did the bungalow become one of Jeetendra's smartest investments?
Although Jeetendra abandoned the house because of superstition, he never sold the property. Instead, an opportunity to redevelop it changed everything.
When redevelopment began, the old bungalow was demolished. Even before construction started, the actor made a substantial profit from one unexpected source.
He earned Rs 11.5 lakh simply by selling the Burma teak used in the bungalow's construction.
He had originally purchased the entire property for Rs 4.25 lakh, meaning the timber alone fetched almost three times his initial investment.
The experience convinced him that there was enormous potential in property development, a field in which he would later establish himself successfully.

What did Jeetendra say about Bharat Bhushan's financial troubles?
Reflecting on the transaction, Jeetendra said Bharat Bhushan had been under severe financial pressure when he sold the bungalow. The actor expressed regret that such a valuable property had been disposed of so quickly.
According to Jeetendra, Bharat Bhushan could have negotiated separate values for the land and the building, but financial distress forced him to complete the deal within just two days.
Bharat Bhushan, one of Hindi cinema's biggest stars during the 1950s, reportedly suffered major financial setbacks later in life. He eventually had to sell not only his home but also his cars before dying in poverty, making his story one of Bollywood's most heartbreaking reversals of fortune.
What stands on the property today?
The old bungalow no longer exists. Jeetendra redeveloped the site into Gautam Apartments, a residential building located on Nargis Dutt Road in Mumbai's prestigious Pali Hill neighbourhood.
Recalling the redevelopment, Jeetendra admitted he sold the apartments quickly because he feared buyers might not come later. Flats were reportedly sold at Rs 85 per square foot.
His son, actor Tusshar Kapoor, pointed out how dramatically the market has changed, saying apartments in the same building now command around Rs 85,000 per square foot.
Jeetendra added that the land beneath the building alone is now worth nearly Rs 450 crore.
How valuable is the property today?
According to property portal NoBroker, Gautam Apartments comprises 82 two-bedroom flats measuring roughly 1,175 square feet each. Based on Jeetendra's recollection, each apartment would have sold for close to Rs 1 lakh at the time, generating around Rs 82 lakh from the project. Combined with the Rs 11.5 lakh earned by selling the Burma teak, the redevelopment became an exceptionally rewarding financial decision.
Over the decades, however, the property's value has multiplied beyond imagination. Individual apartments are now worth several crores, while the land itself is estimated at around Rs 450 crore. Taken together, the overall value of the development is believed to exceed Rs 500 crore.
Mumbai's Pali Hill has long been one of India's most sought after residential neighbourhoods. Spread across Bandra, the locality has been home to generations of film stars, producers and business families. With limited land availability and consistently high demand, it remains among the country's most expensive real estate markets, where property values have appreciated dramatically over the past few decades.
Jeetendra's purchase, which once seemed like an ordinary property deal, has now become one of Bollywood's most extraordinary real estate success stories, proving that sometimes the biggest fortunes are built far away from the film set.
