‘A Flat In Hyderabad For Rs 6 Lakh’: Eligibility, Application To Payment, Telangana’s Indiramma Housing Scheme Explained

Telangana govt plans to construct one lakh affordable flats across the GHMC, Cyberabad and Malkajgiri Municipal Corporation limits in a phased manner

The Telangana government on Tuesday launched the Indiramma Indlu – an affordable Ownership Housing Scheme for the Core Urban Region Economy (CURE) area, covering Hyderabad and surrounding urban regions within the Outer Ring Road (ORR).

Housing Minister Ponguleti Srinivasa Reddy, along with ministers Ponnam Prabhakar, Duddilla Sridhar Babu and Mohammed Azharuddin, inaugurated the scheme at the State Secretariat and unveiled the eligibility criteria, application process and project details.

THE SCHEME

The government plans to construct one lakh affordable flats across the GHMC, Cyberabad and Malkajgiri Municipal Corporation limits in a phased manner.

In the first phase, the Telangana Housing Board (TGHB) will build 7,680 Low Income Group (LIG) flats with a built-up area of 528 sq. ft. (400 sq. ft. carpet area) across 16 Assembly constituencies. The project will later be expanded to cover 26 Assembly constituencies.

Each eligible beneficiary will receive a ₹5 lakh government subsidy, while the beneficiary’s contribution has been fixed at ₹6 lakh. The government will provide the land free of cost, significantly reducing the overall cost of home ownership.

Speaking at the launch, Housing Minister Ponguleti Srinivasa Reddy said the government had formally begun its ambitious programme to build one lakh houses in the CURE area. “Owning a house is the cherished dream of every poor family. We are providing houses even in localities where land prices range between ₹2 lakh and ₹3 lakh per square yard. Under Indiramma Rajyam, the dream of owning a home will become a reality for thousands of families," he said.

‘HUT-FREE STATE’

The ministers also released the brochure and application forms for the LIG flats. According to the Telangana Housing Board, the scheme is aimed at ensuring transparent beneficiary selection while helping economically weaker urban families secure affordable homes without compromising opportunities for future urban development.

“Our government’s commitment is to make Telangana a hut-free state. We are working with sincerity and determination to achieve this goal. During the previous Congress government, we constructed LIG Housing Towers in several parts of Hyderabad to provide affordable homes for poor and middle-class families. Carrying forward the same vision, we are now launching the Indiramma Housing scheme," said IT and Industries Minister Duddilla Sridhar Babu.

HOW TO APPLY?

Applications will be accepted from July 23 to August 10 through MeeSeva centres and WhatsApp. The application fee has been fixed at ₹100, while applicants must pay a refundable Earnest Money Deposit (EMD) of ₹10,000. The amount will be adjusted against the beneficiary’s share if a flat is allotted or refunded if the applicant is unsuccessful.

To be eligible, applicants must have resided within the CURE area for at least 10 years, should not own a house, flat or plot within the ORR limits, and must have an annual household income of up to ₹6 lakh. Only one application per family will be allowed. Flats will be allotted through a transparent lottery system if applications exceed availability, following document scrutiny and 360-degree verification. Beneficiaries will not be allowed to sell or rent out the flats for 10 years, though bank mortgages for housing loans will be permitted.

THE PAYMENT SCHEDULE, ALLOCATION

The Housing Board has also announced a stage-wise payment schedule. After the application fee and EMD, beneficiaries will pay ₹1 lakh after provisional allotment, ₹2 lakh after completion of the RCC structure, ₹2 lakh during the finishing stage, and the remaining amount before possession. Reservations will be provided as per State policy, with 50% of the flats reserved for SCs, STs, BCs, Persons with Disabilities, outsourcing/Class-IV employees and sanitation workers. Additionally, 30% of the flats in every category will be reserved for women.

Constituency-wise Allocation of Indiramma Affordable Flats (CURE Area):

Under the first phase, Rajendranagar (Mailardevpally), Maheshwaram (Jalpally), Serilingampally (Rayadurgam), Ibrahimpatnam (Bandlaguda LIG Colony), Malkajgiri (Kowkur), Karwan (Kulsumpura), Bahadurpura (Nandi Musaliguda), Amberpet (City Police Lines), Kukatpally (KPHB Colony), Medchal (Pocharam LIG Colony), Quthbullapur (Gajularamaram), Sanath Nagar (Patigadda), Secunderabad Cantonment (Maredpally-Mahendra Hills), and Malakpet (Gaddiannaram R&B Quarters) will each get 480 flats. Nampally will receive 480 flats, with 360 flats at Red Hills beside the HMWS&SB office and 120 flats near Niloufer Hospital, while Khairatabad will also get 480 flats, including 120 flats at Hakeempet Darga and 360 flats near MLA Colony in Jubilee Hills.

According to the Telangana Housing Board, the pilot phase covering 7,680 flats marks the first step towards the government’s ambitious target of constructing one lakh affordable homes in Hyderabad’s urban region, with the scheme aimed at providing transparent allotment and quality housing to economically weaker urban families.
